Commercial Remodeling and Additions

Renovate, modernize or expand your building, often while your business stays open.

Overview

Commercial Remodeling and Additions in Toronto and across Ontario

Buildings age, businesses outgrow their space, and properties change hands. Commercial remodeling and additions covers the renovation and expansion of buildings you already own or operate: structural changes, façade updates, building additions, systems upgrades and complete interior reconfiguration.

Much of this work happens while the business stays open. That takes phased scheduling, dust and noise control, protection of occupied areas, and constant communication with the people working around the construction. We plan occupied renovations around your operating hours so the project moves forward without shutting you down.

Harborline Sterling Construction Inc. is principal-led. One of our co-founders, Mansoor Alam Khan or Maqsood Mohammed, oversees every project, so decisions get made quickly and you always know who is accountable.

Scope

What commercial remodeling and additions includes

Every project is different, but these are the parts of the work we take responsibility for.

01

Existing conditions investigation

Older buildings hide surprises. We investigate structure, services and hazardous materials such as asbestos before demolition, so the budget reflects what is really behind the walls.

02

Structural modifications

New openings, removed walls, mezzanines, roof-top equipment supports and reinforcement, designed by your structural engineer and built to the drawings.

03

Additions and expansions

Building additions tied into the existing structure, envelope and services, including the approvals needed to expand the footprint.

04

Façade and exterior upgrades

New storefronts, cladding, windows, entrances, signage structures and roofing that modernize the building and improve its performance.

05

Systems and code upgrades

Mechanical, electrical, plumbing, fire alarm and sprinkler upgrades, plus barrier-free access improvements that are often triggered by a significant renovation.

Questions

Frequently asked questions

Can you renovate while my business stays open?

Yes. We phase the work, set up dust and noise controls, separate work areas from public areas, schedule noisy or disruptive work after hours where needed, and keep your staff informed.

Will a renovation trigger code upgrades?

It can. Significant renovations may require upgrades to fire protection, barrier-free access or other systems under the Ontario Building Code. We identify these early with your designers so they are in the budget, not a surprise.

What about asbestos and other hazardous materials?

Buildings constructed before the 1990s may contain asbestos or other designated substances. Ontario requires a designated substance survey before demolition or renovation work disturbs these materials, and any removal is done by qualified abatement contractors.

Do I need a permit for a commercial renovation?

Most renovations that involve structure, fire separations, plumbing, HVAC or changes of use need a building permit. Cosmetic work often does not. We confirm requirements with your municipality.

Can you add space to my existing building?

Yes. Additions need design, zoning review and approvals, and must tie into the existing structure, envelope and services. We coordinate all of it.

How do you handle unexpected conditions?

We price known work clearly, carry allowances for reasonable unknowns, and raise anything unexpected immediately with options and costs before proceeding.
